Tenant FAQ: Your Guide to a Smooth Rental Experience

How do I apply for a rental property?

Applying for one of our properties is straightforward. Follow these steps:
1. Browse our available properties and select the one that interests you.
2. Contact our team to schedule a property showing. You can do this through our website, by phone, or via email.
3. After viewing the property, if you decide it's the right fit, click the “ APPLY NOW” Complete the application form and submit it along with any required supporting documents. Or you may submit under Zillow for Zillow application.
4. Each occupant over 18 must submit an application and pay for the tenant screening fees. List ALL dependents under 1 adult applicant.
5. Provide proof of income ( 3 Months of Paystub) for all applicants used to qualify for the property.
6. Provide proof of any other sources of income if needed (example: two years of tax returns for self-employment).
7. Offer letter from new employer with contact information for verification
8. Official records providing retirement, disability, social security, alimony, pension and/or child support benefits, etc.
9. The most recent bank statements (3 Months).
10. Each applicant over 18 must submit a current driver’s license.
11. Receive a decision on your application.
12. All accepted applicants sign a lease agreement.
13. Pay the security deposit.
14. Transfer all utilities under tenants’ name and get the renter's insurance.
15. Move in inspection and get your Key.

How do I pay rent?

Paying rent with Golden Asset Management is convenient. Here are your options:
1. Online Payments: Use our secure online tenant portal to pay rent electronically. You can set up automatic payments for added convenience.
2. Check or Money Order: You can also pay rent by check or money order. Our team will provide you with instructions on where to send payments.
3. Cash Payments: In some cases, we accept cash payments in person at our office. Please check with our team for specific details.

How do I request maintenance or repairs?

We make it easy to request maintenance or repairs. Here's what to do:
1. Log in to your tenant portal and submit a maintenance request online. Provide as much detail as possible about the issue.
2. You can also contact our maintenance team directly via phone or email to report the problem.
3. Our team will promptly assess the issue and schedule repairs as needed

When will I receive my security deposit back after moving out?

We aim to return your security deposit promptly. After the move-out inspection and any necessary deductions for damages or unpaid rent, we typically return the deposit within 21 days stipulated by local regulations.

Can I use my security deposit to pay last month rent?

No, security deposit can only use as security deposit.
